What each visit includes
- Kitchen Water Area Care (¥15,600) covers one kitchen: sink, drainage trap, tap fittings, worktop and wall panel, with trap disassembly and reassembly and drain deodorising. Plan for two to three hours on site.
- Bathroom and Washroom Treatment (¥18,400) covers the bath unit, shower fittings, mirror, floor drain and ventilation cover, plus the washroom basin. It takes about three hours and includes drain trap clearing and an anti-growth finish on joints.
- The Water Area Package Visit (¥29,800) brings a team of three for six to seven hours and covers the kitchen, up to two bathrooms, the washroom and the toilet in one sequenced day, with a full property condition note at the end.
- Every visit ends with a written surface note describing what was found, such as scale on a mixer tap or early mould in a silicone joint, and what to use on those surfaces between visits.
- Areas outside the water rooms, such as floors in living spaces, windows or air-conditioner interiors, are not part of these visits.
Booking, quotes and cancellation
- A visit is confirmed once we reply to your inquiry with a date, an arrival window and the price for the offer chosen. Prices shown on the offers page apply unless the confirmation states otherwise.
- If what we find on arrival differs clearly from the description given, for example a second kitchen or a bathroom with heavy long-standing mould, we explain the difference and agree any change of scope with you before starting. We do not add charges after the work is done.
- Please let us know at least two days before the visit if you need to change or cancel it. A cancellation on the day itself, or a visit where nobody is present to let the team in, may be charged at a portion of the price, which the booking confirmation will set out.
- Where weather, transport disruption or illness prevents our team from reaching you, we will contact you to rearrange and no charge applies for the missed slot.
Your home, your fittings
- Please tell us the material of your bath unit, worktop and panels if you know it, along with any coatings applied by a previous contractor. Artificial marble, resin and coated surfaces each tolerate different products, and our method choice depends on this.
- Clearing personal items from around the sink, bath and washroom shelves before we arrive lets the team reach the joints and seals that matter most.
- Water and electricity in the property are needed during the visit. Tenants should check with their landlord or management company if the lease restricts work on fixtures such as drain traps.
- Existing damage such as cracked sealant, loose taps or corroded trap parts will be pointed out and recorded in the surface note. We clean around them but do not carry out plumbing repairs.
Care standards and liability
- We choose products and tools to suit each surface and check an inconspicuous spot first where a material is uncertain. Even so, very old coatings or surfaces already worn thin can show marks that were not visible before cleaning; we will tell you if we see that risk before going ahead.
- If our team damages a fitting or surface through its own handling, please tell us within seven days of the visit so we can inspect it. Our liability is limited to repair or reasonable replacement cost of the item concerned, except where damage results from wilful misconduct or gross negligence.
- We do not promise that mould or scale will not return. How quickly they come back depends on ventilation and daily use, which is why the written note suggests what to do between visits.
- Nothing in these terms restricts your rights as a consumer under the Consumer Contract Act.
Law, changes and questions
- These terms are governed by the laws of Japan. Disputes that cannot be resolved by discussion fall under the jurisdiction of the Tokyo District Court in the first instance.
- We may revise these terms; the revised version is posted on this page and applies to visits booked after that date.
